It's unimportant where you do it, in the best case handle it a day before the lease time runs out, klick on the income tab then the tenant you wanna get rid of and simple click break lease agreement.
I did it in combination with the achievement for having 5 people in one House. 5 People for 30 Days 4 I left running out naturally and the last one I broke the lease agreement done.
